Developing the Foundation for a Thriving Community

We know that to build a successful urban residential neighborhood there is much more to it than just offering the latest in architectural design and amenities. Jeffrey Place will not only be exquisitely designed, but more importantly, it is being developed to function as part of the existing community.

Combining Jeffrey Place's contemporary home designs, streetscapes and integrated office/retail spaces with the existing Italian Village neighborhood and local Short North businesses is one of the highest priorities at Jeffrey Place. Building a comprehensive development plan that benefits the entire community has been the guiding focus behind our all of our efforts since the projects inception.

From the very beginning of Jeffrey Place ,we have had community enhancement in mind. We see good design, quality services, and local conveniences as very important factors effecting the structure of the our new urban neighborhood as well as the surrounding community. Along with those essentials, Jeffrey Place builds on the tradition of great neighborhood communities by refining the balance between home and workplace, marketplace and green space, private life and public involvement.

We continue to strive to distinguish Jeffrey Place by bringing the best in sustainability and green technology, cultural arts, and the best high tech innovation possible. We are currently working on a series of events and business alliances that are aimed at building a well-defined relationship between Jeffrey Place and the local community.

Parks & Green Space

Where Nature and the Urban Streetscape Combine

The Jeffrey Place master plan has over four acres of parkland and green space. The plan was developed with a central park of over one acre on Sixth Street and Warren Street at the heart of Jeffrey Place that will have housing surrounding it including Park Homes on the north and luxury town homes on the south. A focal point of the park will be public art at the termination of Warren Street.

In addition to the Jeffrey central park, many pocket parks are disbursed throughout the community that add to the overall green environment. An esplanade park will run down Sixth Street terminating in the Jeffrey central Park. Public art will be disbursed around the community including water features and original art. This esplanade and various parks will provide beautiful vistas for many residences at Jeffrey Place not to mention an enjoyable walking environment around the community.

Adding to the green nature of Jeffrey Place are numerous roof top garden spaces on various lofts, town homes, and some neighborhood homes. You will be able to enjoy the outdoors whether you want to take a stroll around the neighborhood or simply step out onto your own private garden area.

Public Art at Jeffrey Place will be supported by the Jeffrey Place New Community Authority and will strive to augment the quality and vitality of neighborhood life.

Technology

Conveniently located next to the major fiber optic lines that run down the railroad tracks in the city of Columbus, Jeffrey Place is ideally located and poised to take advantage of the best the city has to offer in high-speed internet access. In conjunction with the Ohio State University, Jeffrey Place is also working to be on the cutting edge of technological advances in Internet access and the next generation of distributed computing technology.

As for today's residential and business connectivity needs, you will have the option of multiple providers for your internet, cable and telephone services. Rather than focusing on an exclusive provider, Jeffrey Place acknowledges the benefits of competition within the telecommunications industry, giving our residents the option of choosing the services they prefer.

Homes at Jeffrey Place will also have the option of integrated technology systems to provide a full range of services including security, world-class home theater, music systems, and home control systems. Highly advanced and integrated systems are available that let you easily control home theaters, multi-room music systems, lighting, HVAC, and other systems from wall-mounted keypads and wireless touch screens.

Roads and Utility Infrastructure

Pedestrian-friendly Streets and Underground Utilities

It's not something people typically give too much thought too. We walk on them every day, we drive our cars on them and navigate through traffic on them but rarely contemplate the importance of our roadways and sidewalks. We take our showers and wash our dishes and think nothing of where the water goes or where it comes from. It's very easy to take there things for granted until they become a problem. Streets, sidewalks, stoplights, water and sewer systems are the most essential element within any community. A good infrastructure can always be found beneath any healthy community.

At Jeffrey Place, an extensive amount of planning and consideration has been given to our roads and utility infrastructure. Pedestrian friendly tree-lined streets have been planned with the safety and convenience of the individual at the forefront of their design. Streets have been developed to allow ample on-street parking and traffic flow, while keeping their scale in proportion to the people that will be using them. People first...then the cars.

Go a little deeper, beneath the surface, and the planning really shines through. With all new underground utilities, Jeffrey Place will not be marred by tangles of wires strung overhead, allowing for truly unobstructed views of exquisite architecture, green streetscapes and the downtown Columbus skyline. We'll also be ahead of the game by being fully compliant with EPA standards for separated stormwater and sewer lines.

Looking forward, as new technologies evolve, forethought has already been given to allow access to additional underground utility ducts for new cabling, being it fiber-optics or the next wave of high speed communication technology, we'll be ready for it.

Local Businesses

With an estimated 3000 or more people living and working at Jeffrey Place, there will be a substancial amount of new home owners and consumers brought into the Italian Village and Short North area that will positively impact local businesses. There will be retail and commerical businesses within Jeffrey that tailor to the needs of our residents, but one of the best features of our community is it's proximity to the shops and services within the Short North area.

Cafeful consideration is being given on what types of businesses will be located within Jeffrey Place and programs are being initiated to establish ties with the existing Short North Business Association as the community begins to grow.

It is one of National Community Builders highest priorities to augment the systems of commerce that exist in the neighborhood and to work with local business owners to form a symbiotic relationship that can benefit everyone in the community.
